A team of developers has acquired more than 15 acres of (eventual) Beltline-adjacent land west of Midtown, aiming to transform a decades-old industrial site into hip new office and retail space, officials announced today.

The joint venture between Third & Urban and FCP aims to develop the 275,000-square-foot mixed-use project at 950 West Marietta Street. The site offers close proximity to the under-construction Westside Quarry Park, the King Plow Arts Center, and the planned Goat Farm redevelopment, among other local destinations.

A Beltline trail extension is expected to run along the west side of the development, linking the site to Westside attractions and, ultimately, the so-called Upper Westside. The primary focus of the adaptive-reuse project is to convert a 1940s warehouse into creative office space, officials said.

Here's how the proposal is described by developers:

“With new construction elements creating a multi-level mix of new and old construction, the project will interweave a contemporary aesthetic and functionality with the large open spaces while providing skyline views of the city.”

The development, which is scheduled to begin construction in late 2020 and finish in 2021, is also expected to feature a retail component, although details on that are scant. Renderings are not yet available, but Third & Urban has been working with architecture firm Perkins + Will on the vision for the space, according to project reps.

Third & Urban recently led the Common Ground mixed-use development on the Eastside Trail, and Perkins + Will is spearheading the adaptive-reuse efforts of Upper Westside development Radio.1611.
